In Alexandria: an open kitchen, and a hall bath with new oak floors
Two finished projects with an Alexandria address: a kitchen in a Fairfax County home, and a hall bath and new floors in a townhouse inside the City. Each has its own page with the before and after photos, the materials and the steps.

A closed galley opened to the dining room
The wall between the kitchen and the dining room came out, and so did the walk-in pantry. The sink moved into a long white island with seating, white Shaker cabinets run up to the ceiling, and a glossy cerulean-blue backsplash is laid in a brick pattern.

A hall bath, then white oak upstairs
In a City townhouse, the tub came out and a walk-in shower went in, tiled to the ceiling, with a recessed niche, a long linear drain and two sliding glass panels. A navy vanity finished the bath, and the carpet upstairs gave way to white oak, from the bedrooms down the stairs.

Kitchens in Alexandria
Kitchen remodeling in Alexandria, on either side of the city line
Inside the City, the line between permit and no permit is drawn in a City permit policy from 2012, which we confirm is still current with the Permit Center before we file. Replacing cabinets, trim, floor finishes or light fixtures needs no permit. Moving a wall, moving or adding a water or drain line, running a new circuit or swapping a gas appliance does. City permit policy PP 2012-01 On the Fairfax County side of an Alexandria address, the county puts every kitchen renovation on its permit list, and leaves new cabinets and countertops off it. Fairfax County: does my project need a permit?
A narrow rowhouse kitchen, a townhouse galley or a split-level with a wall in the way: the first meeting starts with measurements and the question of what should move. Your designer builds the room in 3D, and you change the drawing until the storage, the seating and the finishes work for the way you cook.
Cost: Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. A range is a starting point, not a quote.

Bathrooms in Alexandria
Bathroom remodeling in Alexandria: when the pipes move
The City lets you replace a toilet, sink, tub or vanity without a permit as long as the pipes behind it stay as they are. A tub-to-shower conversion tends to shift the drain or the valve, and the City counts moving water or drain lines as permit work. City permit policy On the Fairfax County side, a bathroom remodel needs a permit, and a new or relocated sink, tub, shower or toilet adds a plumbing permit to it. County permit page
Cost: Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote.
We also build: walk-in showers and tub-to-shower conversions (shower remodeling cost guide), basements with a new bath (basement remodeling cost guide), closets and pantries and whole-home remodels.

Permits and approvals
APEX, PLUS, the BAR and Hollin Hills
City of Alexandria: Code Administration and APEX
- City homes are permitted by Code Administration. Applications are filed online in APEX, and the Permit Center at 4850 Mark Center Drive answers at 703-746-4200, weekdays from 8 to 5. City Permit Center
- The City's written permit policy dates from 2012, so we check the current rule with the Permit Center for each job. Besides the interior rules above, it says replacing windows in Old Town or Parker-Gray needs a permit. Policy PP 2012-01
The Board of Architectural Review
For the Old and Historic Alexandria and Parker-Gray districts, and for buildings at least 100 years old, the BAR issues a Certificate of Appropriateness for exterior work visible from a public way. Taking away or covering more than 25 square feet of a historic building also needs a Permit to Demolish. The City states plainly that interior work does not require BAR approval, so a kitchen or bath that changes nothing outside goes straight to the permit stage. City BAR page
Fairfax County addresses and the county's historic districts
- For an Alexandria address in Fairfax County, Land Development Services issues the residential alteration permit in PLUS, with the plumbing, electrical and mechanical permits filed under it as "child" permits. County alteration permit The county's permit questions line is 703-222-0801. County permit page
- Hollin Hills, the neighborhood of Charles Goodman's modern houses, became one of Fairfax County's Historic Overlay Districts on March 8, 2022. County: Hollin Hills In those districts the county's Architectural Review Board looks at exterior work that needs a building permit. County design guidelines
Wherever you live, our permit department writes up the scope, draws what the office asks for, files the applications and pays the fees, and your project manager is at the house for every inspection.

Cabinets to Pickett Street, debris on our truck
- The ReStore is in the City: Habitat's Alexandria store is at 869 South Pickett Street, (703) 360-6700. Donations are taken Monday to Saturday, 10 am to 4 pm, at the back bay doors. ReStore locations
- What it accepts: a full set of wood cabinets with every door, a complete toilet (drop-off only), appliances under 10 years old without rust (dishwashers 5 years or newer, no wall ovens) and new tile, two boxes or more. Alexandria takes no countertops. Habitat offers free pickup for large donations in Northern Virginia, usually scheduled 2 to 3 weeks out. ReStore donation rules
- City facilities: construction debris is not accepted at the Reworld plant on Eisenhower Avenue. The City's Waste Recovery Facility at 625 Burnside Place opens to residents on Saturdays, where fees may apply, and City trash customers pay $20 per appliance for curbside pickup. City disposal facilities
- Fairfax County side: the county's special pickup is only for county collection customers and excludes construction debris. County special pickup
- Keeping pieces for donation: at the final measurement, point out the cabinets you want saved. The crew lifts them out whole on demo day, and you arrange the pickup with Habitat. They need a dry spot to wait, such as a garage or a basement.
- The rest: when the driveway has room, our own 14-foot container comes on demo day and leaves when demolition is done. An Old Town rowhouse or a townhouse without a driveway gets a different routine: debris stays covered during the day and our truck hauls it off every evening.
Check any contractor
What Alexandria and Virginia ask you to check
The City's advice is short: a contractor working in Alexandria needs a Virginia state license and a local business license, and the contractor, not you, should pull the permits. City: hiring a contractor The Permit Center also reminds residents that the City never asks for permit fees by cryptocurrency, wire transfer, Venmo or Zelle. City Permit Center
Virginia's licensing board adds its own checklist: look the license up, collect three written estimates, sign a written contract, which state law requires, and keep the deposit at no more than 10% or $1,000, or 30% for custom orders. A door-to-door sale comes with 3 days to cancel. DPOR: hiring a contractor Virginia licenses come in three classes: Class C for jobs over $1,000 and under $30,000, Class B from $30,000 to $150,000, and Class A from $150,000 up. DPOR consumer sheet

Alexandria homeowners on their remodels
Two Alexandria homeowners reviewed us on Google: one studs-out bathroom and one kitchen.
★★★★★★★★★★“Loved the team I worked with to remodel my bathroom. It was a complete studs out remodel; they took out the shower, vanity, floors, WALLS, everything. The end result is so clean and perfect, and exactly what was discussed. … The designer was very communicative and the whole design process was actually very fun! … Actually, the end result was even better than I pictured. I will definitely be calling them when it's time to do my kitchen, and I highly recommend this company to everyone.”

Questions
Alexandria remodeling questions
Is my Alexandria house in the city or in Fairfax County?
Look at who sends your real estate tax bill. If it comes from the City of Alexandria, your remodel is permitted by the City, through APEX. If it comes from Fairfax County, the county permits it through PLUS, even though your mailing address says Alexandria. As a rule of thumb, 22301, 22302, 22304, 22305, 22311 and 22314 are City ZIP codes, while 22303, 22306 to 22310, 22312 and 22315 are Fairfax County. We confirm the jurisdiction for your address before anything is drawn.
Which kitchen and bath work needs a permit in the City of Alexandria?
The City's permit policy lets you replace cabinets, trim, floor finishes, light fixtures, switches, outlets and plumbing fixtures without a permit, as long as no pipes change. Moving a wall, moving or adding a water or drain line, running a new circuit or swapping a gas appliance all need one. That policy dates from 2012, so we confirm the current rule with the City's Permit Center for your project. On the Fairfax County side, the county lists any kitchen renovation or bathroom remodel as permit work, while new cabinets, counters, vanities, tile, floors and paint need none. Our permit department prepares and files whatever your plan needs.
I live in Old Town. Does the Board of Architectural Review have to approve my new kitchen?
No. The City says interior work does not require BAR approval, in Old and Historic Alexandria and in Parker-Gray alike. The board reviews exterior work that can be seen from a public way, which needs a Certificate of Appropriateness. Replacing windows in either district also needs a permit, so if your plan includes a new window we raise it at the design stage.
How much should an Alexandria kitchen or bathroom cost?
Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote. After measuring your Alexandria home, your designer prices the plan you choose, line by line.
Which showroom is nearest to Alexandria?
Bethesda, by about a mile. Measured in a straight line from central Alexandria, our showroom at 4710 Bethesda Ave, Suite A, Bethesda, MD is about 12 miles away, and our showroom at 9970 Main Street, Fairfax, VA is about 13. Both are open Monday to Saturday, 9 am to 5 pm. You can meet a designer at either of them or at our Sterling showroom, whichever suits your day.
Can my old cabinets go to the ReStore on South Pickett Street?
Often, yes. Habitat's Alexandria ReStore at 869 South Pickett Street takes wood cabinets as a complete set with their doors, and new tile in unopened boxes. It does not take countertops; Habitat's Chantilly store takes Corian, granite and Silestone by drop-off. Tell your project manager which pieces you want saved, and the crew takes them out whole.
