Permits
Fairfax County only
Springfield is a census-designated place, not a town, so there is no town hall in the chain. Each Springfield permit, from the building permit down to plumbing and electrical, is filed in PLUS with the county's Land Development Services.
PLUS portalChecked Oct 24, 2026Historic review
No overlay district
None of the county's 15 historic overlay districts is in Springfield, so a Springfield remodel never goes to the county's Architectural Review Board.

66.0% owner-occupied
The Springfield census area had 31,339 residents in 2020, and its median owner home value is $640,300 (American Community Survey, 2020 to 2024).

Between Burke and Fairfax, just outside the Springfield census area, Kings Park West went up from 1967 to 1986 as single-family houses and townhouses. Its developer also built West Springfield Village.

Three remodels in neighboring Burke
Our written project stories closest to Springfield come from Burke, next door: two kitchens and a primary bath, each on its own page.

Split-level kitchen in Burke, opened to the dining and living rooms
A small U-shaped kitchen sat behind walls. With those walls gone, white shaker cabinets run to the ceiling, an island about 13.5 feet long holds a fireclay farmhouse sink and four stools, and a custom maple hood stands between two new windows over a marble backsplash.
Two walls out · tall pantries by the refrigerator · engineered maple across the level

Teal shiplap galley in Burke, wrapped into the living room
An oddly shaped galley with two mini peninsulas became one straight run that turns into the living room. Custom WoodHarbor cabinets with offset shiplap doors wear a deep green-teal, the counters are walnut butcher block, and the range hood is clad in copper metallic tile.
Bar seating at the window · two 96-inch pantries · microwave built into a tall cabinet

Primary bath in Burke: one wet room across the bay window
A corner shower and a drop-in tub deck gave way to a single glass-fronted wet room: a freestanding tub under the bay windows, a ceiling rain head at each end, a pebble floor and marble-look tile to the ceiling. A gray shaker double vanity faces it, and the toilet stayed put to keep the cost sensible.
Tub inside the shower · four pebble-backed niches · a new angled entry

Kitchens in Springfield
Kitchen remodeling and renovation in Springfield, VA
How far your plan goes decides the paperwork. Fairfax County's permit guide places a kitchen renovation on the permit side and a straight swap of cabinets and countertops on the no-permit side. Relocate the sink and a plumbing permit follows; add lighting, outlets or an oven and an electrical permit follows; send a range hood outside through new ductwork and a mechanical permit follows. Fairfax County: does my project need a permit?
The county files those trade permits as "child" permits under the residential alteration permit. Projects in the Towns of Vienna or Clifton also need their town's approval uploaded; Springfield, with no town government, skips that step. County alteration permit page
Thinking of opening a closed kitchen to the dining or living room? The two Burke kitchens above show two ways we have done it next door: walls out with a long island, or a rebuilt galley that turns into the living room.
Cost: Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. A range is a starting point, not a quote.

Bathrooms in Springfield
Bathroom remodeling in Springfield: hall baths, primary suites and powder rooms

In Fairfax County a bathroom renovation is permit work, though new tile, a new vanity or new flooring by themselves are not. The plumbing permit arrives when a toilet, tub, shower or sink is added or relocated, so a tub-to-shower conversion that keeps its drain where it was and one that moves it are different jobs on paper. County permit guide
On April 30, 2026, the county announced that its residential Fast Track plan review now takes 1 business day instead of 5 for non-complex projects, minor interior alterations among them. The notice does not name kitchens or bathrooms, so Land Development Services decides whether a given plan qualifies. Fast Track announcement
Cost: Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote.

Additions and exterior work
With no historic overlay district in Springfield, an addition goes to the county permit office without a stop at the Architectural Review Board, which reviews exterior work only inside those districts. Your HOA may still review it. Historic district FAQ
Permits and approvals
Getting a Springfield remodel approved
One permit office: Fairfax County
- Permits are applied for in PLUS, and the county answers permit questions at 703-222-0801. County permit page
- Applications filed on or after July 1, 2026 pay another 5% in county building and site fees. Fee increase notice
- Our part: we draw the scope, apply for the building permit and its trade permits, pay the county fees and meet the inspector at every inspection. None of it lands on your desk.
No historic overlay district
Fairfax County's Architectural Review Board reviews exterior work that needs a building permit, but only inside its 15 historic overlay districts, and Springfield is not among them. Interior work is not part of its review in any case. County design guidelines and district list
HOAs, townhouses and condos
Springfield's associations each set their own rules, so tell us about yours at the first visit. Usually our own truck sets a 14-foot container in the driveway on demolition day and hauls it off once demolition is finished. On a tight townhouse row, a narrow court or a condo property that bans containers, the debris waits under cover while the crew works and leaves on a dump truck before the crew does, so the curb is clear by nightfall.

Where a Springfield kitchen goes after demolition
- Alexandria ReStore, the nearer one: 869 South Pickett Street, with Habitat DC-NOVA's other store at 4311 Walney Road in Chantilly. Donations go to the back bay doors, Monday to Saturday, 10 am to 4 pm. ReStore locations
- What they accept: wood cabinets as a full set with doors, complete toilets, appliances under 10 years old without rust (dishwashers 5 years or newer, no wall ovens) and new tile in at least 2 unopened boxes. Alexandria turns down countertops; Chantilly accepts Corian, granite and Silestone dropped off. Large donations get free pickup, usually 2 to 3 weeks out. ReStore donation rules
- The county agrees: its Golden Gazette for July 2026, "Donate, Don't Trash," points residents to the ReStores for appliances and building materials. Golden Gazette
- The I-95 Landfill Complex: the county's resident guide shows a construction and demolition debris area, with rock, dirt, ceramics and concrete capped at 2 cubic yards per household per day. I-95 resident guide From there, the county ships renovation waste on to a King George County landfill, and the complex's Furnace Road entrance closed permanently on October 10, 2026. County disposal notice
- Curbside pickup won't work: the county's special pickup serves only its own collection customers, about 10% of residents, and takes no construction debris. Special pickup rules
Giving your cabinets a second life: our crew can remove them carefully and set them aside, as long as we know before demolition. Mention it at the final measurement and pick a dry place for them to wait, a garage, a basement or a spare room, until the ReStore truck arrives. Booking that pickup is yours to do, so call Habitat as soon as you have a start date. Everything else from demolition leaves in our container or the day's dump-truck run.
Check any contractor
Before you sign with anyone in Springfield
Three points from Fairfax County's page for homeowners: a job worth $1,000 or more calls for a contractor with a Virginia license; if a contractor wants the permit pulled under your name, take that as a red flag; and the county takes reports of unlicensed work through PLUS, as does DPOR. County: hiring a contractor
The state board's own checklist: collect 3 written estimates, insist on the written contract the law requires, and keep the deposit to no more than 10% or $1,000 (30% for custom orders). DPOR: hiring a contractor The license class sets the job size a contractor may take on: Class C for jobs over $1,000 and under $30,000, Class B from $30,000 to $150,000, and Class A from $150,000 up. What Springfield homeowners say
Two Springfield bathroom projects, a powder room and a bathroom, reviewed on Google in the homeowners' own words. For Bushra, the powder room was the only bathroom on her main floor.
★★★★★★★★★★“I recently got my powder room remodeled by Fairfax Kitchen and Bath and I’m really happy with how it turned out. I’m in Springfield and this was the only bathroom on our main floor. … Definetly recommend them for their reliable and quality work!”

Questions
Springfield remodeling questions
Does a Springfield kitchen or bathroom remodel need a permit?
A remodel does; a straight swap does not. Springfield is not an incorporated town, so Fairfax County alone issues the permits, through its PLUS portal. The county lists kitchen renovations and bathroom remodels as permit work, while new cabinets, countertops, a vanity, tile, flooring or paint in the same places need none. Adding or relocating a sink, toilet, tub or shower brings a plumbing permit, new lighting, outlets or an oven bring an electrical permit, and a ducted range hood brings a mechanical permit. Our team files each one and books each inspection, so the county is our job, not yours.
Is any part of Springfield in a historic district?
Not on the county's list. Fairfax County has 15 historic overlay districts, where its Architectural Review Board reviews exterior work that needs a building permit, and Springfield is not one of them. For a Springfield kitchen or bath, the county building permit is the approval that matters. Homeowners associations are a separate matter: if you have one, read its rules on exterior changes and on containers, and tell us, so we can plan demolition around them.
What does a kitchen or bathroom remodel cost in Springfield?
Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote. Your designer prices your own plan once your Springfield home has been measured.
Which showroom is closest to Springfield?
Fairfax. Our showroom at 9970 Main Street is about 7 miles from the center of Springfield in a straight line and is open Monday to Saturday, 9 am to 5 pm. If Sterling or Bethesda suits you better, your designer can meet you at either of those showrooms instead.
Where can old cabinets from a Springfield kitchen go?
The nearer Habitat for Humanity ReStore is the Alexandria store at 869 South Pickett Street; the other is in Chantilly at 4311 Walney Road. Both accept wood cabinets as a complete set with their doors, and Habitat picks up large donations in Northern Virginia for free, usually 2 to 3 weeks out. Alexandria accepts no countertops, while Chantilly takes Corian, granite and Silestone tops that you drop off.
Do you remodel in North Springfield and West Springfield too?
Yes. This page is for the whole Springfield area, North Springfield and West Springfield included, and every one of those homes is served from our Fairfax showroom. The permit rules are the same Fairfax County rules described above.
