Three Burke projects: an open white kitchen, a teal galley and a wet-room primary bath

A split-level kitchen opened to the dining room
It began when the homeowner saw a kitchen we had remodeled in her own Burke neighborhood. Her small U-shaped kitchen lost two non-structural walls and its soffits. White shaker cabinets now run to the ceiling, 96-inch pantries stand on both sides of the refrigerator, and a long island with a fireclay farmhouse sink seats four. A custom maple hood sits between two new windows.

An odd galley rebuilt in teal shiplap and walnut
Two mini peninsulas came out, and one straight galley now wraps into the living room. Custom WoodHarbor shiplap doors are painted a green-teal matched to Sherwin-Williams Cascades, the counters are walnut butcher block, and the hood is clad in copper metallic tile. When the cabinet wall opened, we rerouted a supply duct and upstairs pipes, and an engineer's two recessed beams went in under a revised county permit.

A cut-up primary bath turned into one wet room
A corner shower, a drop-in tub deck and two vanity areas gave way to a single glass enclosure across the bay window: a pebble floor, marble-look porcelain to the ceiling, a rain head at each end and a 67-inch freestanding tub inside the glass. A gray shaker double vanity faces it, and a new angled entry has a frosted-glass door.

Kitchens in Burke
Kitchen remodeling in Burke: opening up older layouts
Many Burke kitchens were drawn for another era. The Kings Park Civic Association's page still mentions its "original (1962) residents", Kings Park Civic Association and builder Richmarr Corp. created the Kings Park West Community Association in 1975. KPWCA: HOAs Burke Centre and Kings Park West followed the Capital Beltway, finished in 1964, and Burke was once the planned site of the region's second airport before it went to Chantilly in 1958. Connection Newspapers
Our two Burke kitchens started as closed rooms: a small U-shape in a split-level, and a galley with two stubby peninsulas. Both now open to the rooms around them, and both gained 96-inch pantries. Kitchen remodeling in Burke usually raises the same questions: can that wall come out, will the hood vent outside, can the sink move to an island?
Fairfax County answers the permit side. Renovating a kitchen needs a permit; changing only the cabinets and countertops does not. A relocated sink adds a plumbing permit, a new outlet, light or wall oven adds an electrical one, and a ducted range hood adds a mechanical permit. Fairfax County: does my project need a permit? Since April 2026 the county reviews non-complex residential Fast Track plans in 1 business day instead of 5, minor interior alterations included; whether a given kitchen qualifies is up to the county. Cost: Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. A range is a starting point, not a quote.

Bathrooms in Burke
Bathroom remodeling in Burke, VA: wet rooms, showers and permits
In Burke we have built a whole wet room across a bay window, and, for Julie K., turned an old Jacuzzi tub into a shower with a large bench, a dual shower head, a niche and grab bars (her words are in the reviews below). A bathroom remodel in Burke falls under the same Fairfax County rule as a kitchen: the remodel needs a permit, a new vanity, tile or floor on its own does not, and a sink, tub, shower or toilet that moves or is added brings a plumbing permit. County permit page
On the wet room, the homeowners kept the toilet where it was to keep the cost sensible, and they chose a new angled entry once they could stand in the opened room. Moving a toilet or a drain means new plumbing and a plumbing permit, so we settle where each fixture goes on the first visit.
Cost: Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote.

Pantries and built-ins
Both Burke kitchens gained 96-inch tall pantries: a pair beside the refrigerator in the open white kitchen, and a pair with roll-out trays where the teal galley meets the living room.

No county historic district
Don't confuse Burke Centre's ARB with Fairfax County's Architectural Review Board, which reviews exterior work in the county's historic overlay districts. Burke is not on the county's list of districts, so that county board has no role in a Burke remodel. County HOD guidelines
Demolition debris in Burke's courts and clusters
Burke Centre neighborhoods such as The Woods mix single-family houses, duplexes and townhouses, and some courts simply have no spot for a container. Where there is room, our own truck sets a 14-foot container for demolition and takes it back once demo is finished. Where there isn't, the debris stays under cover on site while the crew works, and a dump truck clears it at the end of each workday, so your neighbors never wake up to a pile.

- Alexandria ReStore, the closer one: from Burke, Habitat DC-NOVA's Alexandria store at 869 South Pickett Street ((703) 360-6700) is nearer than the Chantilly store at 4311 Walney Road. ReStore locations Fairfax County's own "Donate, Don't Trash" advice points to the ReStores for appliances and building materials. County Golden Gazette
- What they take: wood cabinets as a complete set with doors, complete toilets by drop-off, appliances under 10 years old without rust (dishwashers 5 years or newer, no wall ovens) and new tile in its boxes, two boxes or more. Alexandria takes no countertops; Chantilly takes Corian, granite and Silestone by drop-off. Donations go to the back bay doors, Monday to Saturday, 10 am to 4 pm, and large donations can be picked up free. What ReStores accept
- Bulky pickup won't help: Fairfax County's special pickup is for households on county trash collection only, and remodeling debris is excluded. Special pickup rules
- Out of the county: renovation waste from Fairfax County homes is trucked to King George County for landfill, and the Furnace Road entrance to the I-95 complex closed permanently on October 10, 2026. County disposal notice
- Setting cabinets aside: our crew can remove your old cabinets carefully for a ReStore pickup if you tell your project manager at the final measurement. They need a dry place to wait after demolition, such as the garage or the basement; left outside, they get rained on and your neighbors and association see them. You book the pickup with the ReStore; we don't.
Before demo day: once your start date is set, call the ReStore and ask for a pickup as close to demolition as they can offer, since pickups are usually booked 2 to 3 weeks out. Everything that is not donated goes into our container or the daily haul.
Check any contractor
Vetting a remodeler before a Burke project starts
Two checks come straight from Fairfax County's homeowner page: anyone you pay $1,000 or more for the work must hold a Virginia contractor license, and be wary of a contractor who wants the permit pulled in your name. County: hiring a contractor The state then sorts licenses by job size: Class C for jobs over $1,000 and under $30,000, Class B from $30,000 to $150,000, and Class A from $150,000 up. Burke homeowners, in their own words
Lisa on video in her open kitchen, and Julie K. on Google after her tub-to-shower conversion.
10:07“They certainly deliver. As far as living in this kitchen, it was worth every ounce of dust. It is exactly my home now.”
★★★★★★★★★★“Today was the completion of having our old Jacuzzi tub (before picture) converted into a shower with a large bench, dual shower head, niche and grab bars. We also had a recessed light, new fan, towel bar and toilet paper holder installed. … We are beyond thrilled with Fairfax Kitchen and Bath, who created this for us! … The project manager, Ege, came to our house almost every day to check on the work. And I can't say enough great things about Cesar and Daniel, who were at our house on time every day, worked on the weekend, did a great job and were always friendly, laughing and respected our home. …”

Questions
Burke remodeling questions
Who issues remodeling permits in Burke, VA?
Fairfax County. Burke has no town government of its own, so there is no town office in the middle: the county's Land Development Services issues the building and trade permits through its PLUS portal. The county says a kitchen renovation or a bathroom remodel needs a permit, while swapping cabinets, countertops, a vanity, tile or flooring in place does not, and neither does paint. A sink, tub, shower or toilet that moves or is added brings a plumbing permit; new lights, outlets or a ducted range hood bring electrical or mechanical permits. Our office applies for each of them, covers the county fees and is on site for each inspection, so the county never becomes your job.
Does the Burke Centre Conservancy have to approve my kitchen or bathroom?
The Conservancy's Architectural Review Board reviews exterior changes to homes, measured against the Covenants and the Conservancy's Architectural Standards. You send a written application, board members may visit, and the board meets twice a month; decisions can be appealed to an Appeals Board. A new window, a patio door, an addition or anything else that changes the outside of the house is the kind of change it reviews. If you are unsure whether your plan touches the outside, the Conservancy office is at (703) 978-2928.
Is there an HOA in Kings Park West?
It depends on the street. The Kings Park West Civic Association says it is not a homeowners association. The HOAs there are separate: the Kings Park West Community Association (580 homes), the West Park Community Association (78 homes) and the Waverlee Woods HOA (about 26 homes). If your home belongs to one of them, check its rules before exterior work.
What should a Burke homeowner budget for a new kitchen or bath?
Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote.
Where would I see cabinets and tile near Burke?
At our Fairfax showroom, 9970 Main Street: about 4 miles in a straight line from the center of Burke, open Monday to Saturday, 9 am to 5 pm. It is the showroom we assign to Burke, but you can meet a designer at any of our three showrooms: Fairfax, Sterling or Bethesda.
Where can I donate old kitchen cabinets from Burke?
Habitat for Humanity's DC and Northern Virginia ReStores are in Alexandria (869 South Pickett Street) and Chantilly (4311 Walney Road), and from Burke the Alexandria store is the closer of the two. Both take wood cabinets as a complete set with doors, and large donations in Northern Virginia can be picked up for free. Countertops are the exception: Alexandria does not take them, while Chantilly takes Corian, granite and Silestone by drop-off.
