What makes a Reston remodel different
Covenants and a design review board, a historic district by the lake, county permits, Reston's own housing numbers, the Sterling showroom and where reusable cabinets can go. Every card links its source.
Design review
Reston Association DRB
On land under the Reston covenants, the Design Review Board reviews exterior changes, and construction waits for its final written decision.

A county historic district
Lake Anne Village Center is a Fairfax County historic overlay district: outside changes there that require a building permit come before the county's Architectural Review Board.

Built in Reston: a two-tone shaker kitchen and a soaking-tub primary bath

Two-tone kitchen: a wider opening and a coffee station
Honey oak cabinets, laminate counters and a small window cut-out into the dining room gave way to Schrock shaker cabinets in light cherry below and painted Coconut above. The pantry closet and the soffit came out, the opening to the dining room got much wider, and a panel-ready refrigerator now sits between two tall pull-out pantries, with a coffee station in the old pantry corner.

Primary bath: a soaking tub under a clear window
The homeowners wanted their bathroom window left clear, so this long, narrow primary bath was planned end to end around a freestanding soaking tub beneath it. A slightly bigger shower in blue herringbone tile sits at the other end, a rift-oak double vanity with a drawer stack and a linen tower runs along the wall, and oak floors replace the old tile. A powder room was refreshed too.

Kitchens in Reston
Opening up a Reston kitchen, and the county permits that come with it
Look at what changed in our Reston kitchen: a pantry closet and a soffit came out, and the sink wall was opened so the sink and dishwasher could move to new spots with new drain and supply lines. Fairfax County puts a kitchen renovation like that on its permit list, and relocating the sink pulls in a plumbing permit. Rewiring for added lighting, outlets or a wall oven calls for an electrical permit, and running ductwork for a range hood needs a mechanical one, while trading old cabinets and counters for new ones in place needs none. County list: what needs a permit
In PLUS, the plumbing, electrical and mechanical permits are filed as "child" permits under one residential alteration permit. Residential alteration permit A county notice dated April 30, 2026 says Fast Track plan review for simple residential projects, minor interior alterations included, now takes 1 business day instead of 5; whether a particular kitchen counts as simple is up to the county. County Fast Track announcement
The same kitchen shows how a Reston floor plan can change without an addition: the small pass-through became a wide opening to the dining table, and the oak floors in the kitchen, dining and living rooms were sanded and refinished together so they read as one.
Reston kitchen budgets: Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. A range is a starting point, not a quote.

Bathrooms in Reston
Reston bathroom remodeling: tubs, showers and plumbing permits
In our Reston primary bath, the old drop-in tub came out, new supply lines and a new drain went in for a freestanding tub, the shower valve moved, and the vanity plumbing was reworked for two sinks. Fairfax County counts that as plumbing-permit work, because fixtures were added or moved; refreshing just the vanity, the tile or the floor stays permit-free. Fairfax County permit guide Your designer sorts out which side of that line your bath falls on at the very first visit.
That bath also had a powder room on the main floor: a pedestal sink, warm brass and oak in place of the old tile floor. Two smaller rooms like these can be planned with the primary bath so the finishes carry through the house.
Reston bathroom budgets: Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote.

Additions
Building out changes the outside of a home, so on Reston Association land an addition needs the Design Review Board, and inside Lake Anne Village Center the county's Architectural Review Board too. County ARB questions and answers
Permits and approvals
Reston Association design review, Lake Anne and Fairfax County permits
Reston Association Design Review Board
- The board reviews exterior changes on land under the Reston covenants, and no construction may begin until its final written decision. Its page also sets two limits: start within 6 months, finish within 18 months. Design Review Board page
- Review panels meet on the 1st, 2nd and 4th Tuesdays at 5:30 pm, and the full board on the 3rd Tuesday at 7 pm, on Zoom. Meeting schedule
- Before you plan anything outside, read the Reston Design Guidelines and the DRB application, or call the association at 703-435-6530 (12001 Sunrise Valley Drive).
- A remodel that stays inside the house is mainly a county permit question. If your home is also in a cluster or condo association, ask it for its own rules too.
Lake Anne Village Center Historic Overlay District
Lake Anne Village Center appears on Fairfax County's roster of historic overlay districts. Within it, outside changes that require a building permit also go to the county's Architectural Review Board, and the district guidance is written for building exteriors rather than interiors. District design guidelines
Fairfax County permits
- Reston has no permit office of its own: applications go to Fairfax County through PLUS, and the county permit desk answers at 703-222-0801. LDS permit guide
- Applications filed from July 1, 2026 on pay 5% more in county building and site fees, an increase the Board of Supervisors approved on May 5, 2026. Fairfax County news release
- Our permit team files the building and trade permits, covers the county fees and is there for each inspection; you don't have to deal with the county yourself.
Condos, townhouses and clusters
Townhouse clusters with shared lots, and condo rules, often leave no spot for a dumpster. When our 14-foot container fits, our truck brings it on demo day and collects it after demolition; when it doesn't, debris is kept under cover by day and trucked off each evening, never left out overnight.

Giving your old Reston cabinets a second life in Chantilly
Fairfax County's July 2026 Golden Gazette asks residents to donate rather than trash usable household items, and it sends them to Habitat DC-NOVA's ReStores. County: Donate, Don't Trash
- Chantilly ReStore, the closer store for Reston: 4311 Walney Road, Chantilly, (703) 953-3747. Drop-offs go to the back bay doors, 10 am to 4 pm, Monday through Saturday. Habitat DC-NOVA store list
- Accepted: a full cabinet set with every door, whole toilets, rust-free appliances younger than 10 years (dishwashers no older than 5, wall ovens refused) and unopened boxed tile, at least two boxes. Chantilly also takes Corian, granite and Silestone tops that you bring in. For a big donation, Habitat collects free of charge from your curb, driveway or garage. Habitat donation guide
- Skip county special pickup: it is limited to county collection customers and excludes construction debris. Who special pickup serves
- Landfill: Fairfax County ships home-renovation waste to King George County. County disposal fees explained
Planning to donate? Name the cabinets to keep at the final measurement; our crew removes them in one piece on demo day. They then wait indoors, in a garage, basement or spare room, until Habitat's truck arrives, and scheduling that truck is yours to do, ideally for a day right after demo. The rest of the demolition debris leaves in our container or on the evening haul.
Check any contractor
Checking a contractor before your Reston remodel
Fairfax County names two red flags: an unlicensed contractor on any job of $1,000 or more, and one who wants the permit filed in your name. County advice on hiring Virginia law also requires the contract to be in writing and keeps the deposit to 10% or $1,000 at most, or 30% on a custom order. DPOR consumer guide
Virginia licenses come in three classes; Class A is the one for single jobs of $150,000 and up. DPOR consumer sheet FKB holds DPOR Class A license number 2705163164: enter 2705163164 in DPOR's lookup to confirm it. How to choose a remodeling contractor, our guide →

Reston homeowners on working with us
One written Google review and one homeowner video, both from Reston.
★★★★★★★★★★“We were more than pleased with this team’s work throughout this process- starting with the fabulous design experience. Tugce, our designer, really stepped us through the experience; we relied on her both for aesthetic input as well as practical knowledge related to materials we were choosing and the realities of construction work being considered. … We are thrilled with the results of this work- our 40-year old home has been remade- we love it and have received all sorts of compliments from family, friends and neighbors.”
10:32“I just can't say enough that's positive. We have already recommended them to friends and neighbors.”

Questions
What Reston homeowners ask us
Will the Reston Association's Design Review Board need to see my remodel plans?
Only if something changes outside. The board looks at exterior changes on property under the Reston covenants, and work cannot begin until it issues a final written decision. New cabinets, tile or a reworked bath inside the walls are a Fairfax County permit matter instead. A new window, a wall vent or an addition is board territory, so call the association at 703-435-6530 before you commit. Homes in a cluster or condo association should check that association's rules too.
Do I need a county permit for a kitchen or bathroom remodel in Reston?
Usually, yes. With no town government in Reston, Fairfax County Land Development Services is the only permit office. A kitchen renovation or a bathroom remodel is on the county's permit list; swapping cabinets, counters, a vanity, tile or floors, or repainting, is not. Add or relocate a sink, tub, shower or toilet and a plumbing permit joins the job. Our team files the permits, pays the fees and meets every inspector.
My home is near Lake Anne. Does the historic district change anything?
Lake Anne Village Center sits on Fairfax County's list of historic overlay districts. In the district, outside changes that require a building permit also go before the county's Architectural Review Board, and the county's district guidance speaks to building exteriors rather than interiors. An exterior change near the lake may need a Reston Association decision as well.
What does a Reston kitchen or bathroom remodel usually cost?
Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote.
Where is the closest showroom to Reston?
Sterling, at 45591 Dulles Eastern Plz, Ste 107, about 6 miles in a straight line northwest of central Reston. It is where the Reston two-tone kitchen had its first showroom meeting. Prefer Fairfax or Bethesda? Your designer can meet you at either one.
Where can I donate my old kitchen cabinets from Reston?
Head to Chantilly: of Habitat DC-NOVA's two ReStores, its Walney Road store (number 4311) is the closer one for Reston households. Cabinets are accepted as a full set with every door attached, and Chantilly is the store that accepts Corian, granite and Silestone tops, brought in by you. Habitat collects big donations at no charge.
