Six things that shape a Centreville remodel
The county is the only permit office, the old village has its own historic district, most homes are owner-occupied, Fairfax is the closest showroom and Chantilly has the closest ReStore. Sources are linked on every card.
Permits
County only, no town layer
Centreville is unincorporated, so every permit, building or trade, comes from Fairfax County Land Development Services and is filed in PLUS. Only Vienna and Clifton add a town approval.

Two projects next door: a Clifton kitchen and a Fairfax primary bath
No Centreville job has its own story page yet. These two come from neighboring towns, each told from the job's own records.

Clifton: a closed kitchen opened to the sunroom
Two load-bearing walls came out and were replaced by a dropped steel beam and an LVL beam on new posts, both wrapped in stained wood. The sunroom, built a step lower, got a new floor framed over the old one so it meets the kitchen level. Off-white Schrock cabinets climb to the ceiling around a navy island, and a 36-inch ILVE range sits on a new propane line.

Fairfax: a neo-angle shower and a closet over the garage
Three floor plans squared off the room's angles until the vanity wall ran about 174 inches, with a makeup desk between the sinks and 90-inch linen towers. The corner shower has brick-look tile and three bronze heads behind angled glass, a freestanding tub sits under a chandelier, and about 100 square feet of attic over the garage became more walk-in closet.

Kitchen remodeling in Centreville: what turns a refresh into permit work
New cabinet boxes and a new countertop, set where the old ones stood, stay off Fairfax County's permit list. Call it a kitchen renovation, though, and the county wants a permit, with a trade attached for each system you touch: plumbing when the sink relocates or a second one appears, electrical for added circuits, lighting or a wall oven, mechanical for a hood that vents outdoors through new duct. Fairfax County: does my project require a permit?
Centreville homeowners end up with one residential alteration permit for the kitchen, and the trades ride underneath it as linked permits in PLUS. Alteration permit page On April 30, 2026 the county announced Fast Track plan review in 1 business day, down from 5, for non-complex projects that include minor interior alterations; Land Development Services decides whether your kitchen counts. Fast Track announcement
Cost: Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. A range is a starting point, not a quote.

Bathroom renovation in Centreville
Bathroom remodeling in Centreville starts at the drain
Picture the floor plan of the bath you have now. If every drain stays put and you are only changing the vanity, the tile or the floor, Fairfax County calls that a swap and no permit is required. Move the toilet, turn the tub into a walk-in shower with a relocated drain, or add a second sink, and the job becomes a remodel with a plumbing permit. County permit page
So on a first visit to a Centreville bathroom, the designer measures, looks at where the water lines and drains run, and only then sketches the new layout in 3D. The permit scope is written from the finished plan, never guessed beforehand.
Cost: Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote.

Beyond kitchens and baths
Showers, lower levels, storage and additions for Centreville homes
Showers
Walk-in and curbless showers, tub-to-shower swaps, built-in benches and tiled niches. Frameless glass is custom drawn by our glass partner, and nothing is cut until you sign off on the drawing. Shower remodeling cost guide →
Basements
Lower-level family rooms, guest suites with a full bath, wet bars. Plumbing a bathroom below grade takes a county plumbing permit just as it would one floor up, and our team books every inspection. Basement remodeling cost guide →
Closets and pantries
Walk-ins, pantry walls and built-in storage sized to the inch. In our Fairfax primary bath, attic space above the garage became part of the walk-in closet.
Home additions
Because an addition alters the exterior, a house inside the Centreville historic district needs the county's Architectural Review Board in addition to a building permit. Historic district FAQ
Permits and approvals
Who signs off on a Centreville remodel
Fairfax County Land Development Services
- Centreville applications are filed online in PLUS; for permit questions, the county answers at 703-222-0801. County permit page
- There is no second approval to collect. A Clifton or Vienna homeowner uploads a town approval with the county application; a Centreville homeowner does not. Alteration permit page
- County building and site fees went up by a further 5% for anything filed from July 1, 2026 on. County fee notice
- Our permit department writes the scope, submits the building and trade permits, pays the county fees and stands with the inspector at every visit.
The old village: Centreville Historic Overlay District
Fairfax County's 1984 proposal for the district drew it around the historic village core, in the area bounded by Braddock Road, Mount Gilead Road and Wharton Lane. It lists five historic buildings, Mount Gilead, St. John's Episcopal Church, Harrison House, Havener House and the Old Stone Church, along with Civil War earthworks. District document
Within these lines, outside work that needs a building permit, an addition, a new porch or a changed facade, goes to the county's Architectural Review Board before it is built. Historic district FAQ If your address is inside and the plan reaches the exterior, we flag it during the first visit.
HOAs and townhouse rows
Each community writes its own rules, so send us your association's guidelines early. When there is space, a 14-foot container from our own truck arrives on demo day and leaves once demolition is complete. On a tight townhouse row, a narrow street or where the HOA says no, debris waits under cover during the day and a dump truck clears every bit of it each evening.

After demolition: a second life for your Centreville cabinets
- Closest donation store: the Chantilly ReStore at 4311 Walney Road. Habitat DC-NOVA accepts cabinets there when the set is complete and the doors come with it; also appliances under 10 years old and rust-free (no wall ovens, and dishwashers only if 5 years old or newer), whole toilets dropped off in person, two or more unopened boxes of new tile, and granite, Corian or Silestone countertops by drop-off. For large loads, Habitat offers a free pickup anywhere in Northern Virginia, typically scheduled two to three weeks ahead. What ReStores accept
- The county recommends it too: the July 2026 issue of Fairfax County's Golden Gazette steers residents toward the ReStores for usable appliances and building materials. Donate, don't trash
- Skip the county truck: special pickup is only for households on county collection, and construction debris is excluded. Special pickup rules
- Final stop for debris: Fairfax County hauls home-renovation waste to a landfill in King George County. County disposal page
- Want them donated? Name the cabinets to keep at the final measurement. Our crew takes them out in one piece and stacks them somewhere dry, a garage or an unfinished basement, until Habitat's truck comes; rain would ruin them outside. Booking the pickup is yours to do, and the earlier the better once you know your start date.
- Everything that isn't donated leaves in our container, or in the evening dump-truck run where a container won't fit.
Check any contractor
Checking a contractor before work starts in Centreville
Before you sign anyone for a Centreville job, read Fairfax County's checklist: jobs of $1,000 and up need a Virginia-licensed contractor, a builder who wants the permit filed under your name should worry you, and you can report unlicensed work through PLUS or to DPOR. County: hiring a contractor
The state licensing board goes further: verify the license online, collect three written estimates, insist on a written contract (state law requires one) and cap the deposit at 10% or $1,000, or 30% when materials are custom-ordered. DPOR: hiring a contractor
Fairfax Kitchen & Bath holds Virginia DPOR Class A license #2705163164; search that number in DPOR's license lookup. How to choose a remodeling contractor: our guide →

Questions
What Centreville homeowners ask us
Will my Centreville bathroom project need a county permit?
If it is a true remodel, yes: Fairfax County lists bathroom remodels and kitchen renovations as permit work. Trading out a vanity, re-tiling, new flooring or fresh paint, with nothing else changing, is not. Relocate or add a toilet, tub, shower or sink and plumbing joins the permit; new circuits, fixtures or a hood vented outdoors bring electrical or mechanical. Our permit team files the whole set, settles the county fees and is at the house when each inspector arrives.
Does Centreville add a town approval the way Clifton does?
No. Centreville has no town government; the Census Bureau counts it as a census-designated place. On its residential alteration page, Fairfax County asks for an extra town sign-off only from the Town of Vienna and the Town of Clifton, the small town just south of Centreville. Here the county permit stands on its own.
I live near Braddock Road and Mount Gilead Road. Is my house in the historic district?
Possibly. The Centreville Historic Overlay District is the old village area framed by Braddock Road, Mount Gilead Road and Wharton Lane. Inside it, exterior changes that require a building permit go before the county's Architectural Review Board. The county's historic-district guidance is silent on interiors, so a new kitchen or bath behind unchanged walls stays a matter for the permit office.
What should I budget for a Centreville kitchen or bath?
Kitchens from about $20,000. Most of our full kitchen remodels fall between $32,000 and $60,000+. Bathrooms from about $12,500. Most of our bathrooms fall between $20,000 and $60,000+. A range is a starting point, not a quote. Your designer prices your own plan after measuring the room.
Where is the nearest showroom to Centreville?
Fairfax, at 9970 Main Street: roughly 7 miles east of Centreville in a straight line, open Monday to Saturday, 9 am to 5 pm. Our Sterling showroom, about 13 miles north in a straight line, is the next closest, and Bethesda is open to Centreville homeowners as well; a designer will meet you at whichever of the three suits you.
Can my old Centreville kitchen cabinets be donated?
Yes, if they come out whole. Habitat DC-NOVA's Chantilly ReStore on Walney Road is the closer of its two stores to Centreville, and it accepts wood cabinets as a full set with their doors, plus Corian, granite and Silestone tops by drop-off. Bigger donations qualify for a free pickup that you arrange with the ReStore; our crew keeps the cabinets intact and stacks them indoors for it when you ask before demolition.
