Anacostia is a well-known neighborhood in Washington, D.C. with a lot of history. The area was once a Native American settlement called the Anacostans by the English explorers in 1608, and the vicinity of what is known as the Bonus Army Conflict during the Great Depression. The area was called Uniontown in 1854, notable for restrictions against the sale or lease of any property to anyone of Irish or African descent. The most notable people that called Anacostia home also happen to be African-American: social reformer and statesman Frederick Douglass (also known as the Sage of Anacostia), poet Ezra Pound, singer-songwriter Marvin Gaye. as was former DC mayor Marion Barry, the first civil rights activist to ever become mayor of a major city in the US.

Anacostia is a relatively small community, but it is often mistaken as the name of the city southeast of the Anacostia River. Nevertheless, what it lacks in size it more than makes up for historic interest. Among the interesting landmarks within the neighborhood is the world's largest chair, built by Bassett Furniture and installed in 1954 by the Curtis Brothers Furniture Company on the corner of Martin Luther King Jr. Avenue and V Street.

Located east of the Anacostia River, Anacostia was listed on the National Register of Historic Places as a historic district in 1978. As such, many of the homeowners tend to keep changes to a minimum. Its population of 50,000 is mostly single and employed in white collar jobs.

Things to Do Around Anacostia

East of "D.C.'s forgotten river" is a great place to go if you want to know about DC's history. The Smithsonian’s Anacostia Community Museum plays host to the work of many local artists and community leaders that tell the story of the area, and is the regular venue for events, film showings, and festivals. You can also head on over to the Frederick Douglass National Historic Site on Cedar Hell for a day tour and a fantastic view of the district. Afterwards, you can wet your whistle at the Uniontown Bar & Grill where you can enjoy beer with fried catfish sandwiches and the house Angus burger. If it happens to be April, then you could be right in time for the National Cherry Blossom Festival.

New Resident Marries Old with New

Most Anacostia residents are proud of the historic architecture prevalent in the neighborhood, and as a new resident, the client was careful to keep things outside as intact as possible. However, the outdated kitchen with inadequate storage was more than she was willing to live with. She wanted an update that would not clash too badly with the rest of the house. She asked for a consultation, and we were happy to oblige.

During the ocular, we pointed out that the proportions of the kitchen was good. It was just a matter of maximizing the space available by replacing the old cabinets with new ones with pull-outs and taking out one wall and replacing it with an elevated island to give it an open floor layout. Replacing the ceramic tiles with granite countertops and the sink would also update the kitchen, but still give it a classic vibe.

We invited the client to the showroom to choose the granite for the countertops. We only stock the best quality stones available from around the world, so it was a bit tough for her to decide. We also showed her the catalogs of cabinets and sinks from our partner suppliers so she could choose the style she wanted. We walked her through each item, advising her on what would look good with the existing color themes and design of the rest of the home. Once she had made her choices, we provided her with a cost estimate and schedule for the remodel. She was pleasantly surprised at how much lower the cost was compared to other estimates she had gotten from other companies.

Installing the Granite

The choice of granite was a good one for the client. It is very durable, and its classic look is in keeping with the historic vibe of the neighborhood. Granite is abundant in nature, yet no two slabs are the same, so the client would have a unique kitchen design  without having to change the character of the home.
The client had paid a deposit for the granite slabs she wanted, a classic light-colored granite that went very well with the white cabinets she had chosen. We sent over the contractors to remove the walls, cabinets and countertops, and as soon as the base for the countertops had been installed, we sent fabricator to make a template for a precise cut of the slabs. The demolition and installation of the new cabinets, island, and countertops took three weeks, and we handled the removal and recycle of the old materials for the client.

Post Installation

We completed the project on time and on budget, about which the client was very happy. We thoroughly enjoyed showing her the final results in a dramatic reveal worthy of a reality television show. She was very pleased with the granite countertops, which looked fantastic with the new cabinets.
She also marveled at how much more storage space she had, especially with the addition of the island, which we designed to double as a work area. Since she lived alone, she appreciated having everything she wanted daily handy in one area.

The updated kitchen looked great, but more importantly, it blended in with the rest of the home. This was a boon for the client, who was happy that she did not have to do extensive renovations for the rest of the house, and saved a ton of money in the process.

You may rightly say that one day you may be in Annandale, and the next day you're out.

What does remain constant in Annandale is the prevalence of three-bedroom houses (62.5% of the total number of housing units), and most were built after 1990. The median value of these houses hovers around the $400,000 region, while the median value of similar houses in Virginia is $230,000. As one would expect, homeowners in Annandale tend to make more ($78,721) than homeowners in Virginia ($62,666) as of 2013.

One of the reasons why Annandale residents are better off than the state average is the presence of science and technology companies including DynCorp, ENSCO, Noblis, and Computer Sciences Corporation. Things to Do Around Annandale

Annandale is a great place to live in if you are a nature lover. The Hidden Oaks Nature Center is like a fairy land for children as young as two, with many fun exhibits and activities designed to teach them about nature.
You can also check out the Mason District Park, which has lots of grass, an expansive picnic area, playgrounds, and nature trails. The amphitheater is also a popular venue for concerts and outdoor events. Other features include:

If you have a hankering for amusement parks or trying to find a venue for a birthday party, you can head on over to the Alexandria Coliseum. In partnership with Kids' Choice Sports Centers, it should be quite the ride, literally!

Bathroom Remodels Makes the Grade

Three bathrooms would be considered more than adequate for any family of four. However, the clients were not happy with the ceramic walls and floor tiles of their existing bathrooms. They called it "tacky," and wanted all of them replaced with stone. We were called in to give our opinion on what would needed to be done.

Upon inspection, we agreed that the floor tiles, installed in the 1990s, had seen better days. However, we pointed out that the mosaic tiles on the walls of the master bathroom were quite beautiful, and would only need a thorough cleaning and regrouting to bring out the shine. We suggested replacing the floor tiles with white granite, putting in vanity tops that reflected the reddish tint of the mosaic tiles, and Jack and Jill sinks. We also suggested putting in additional storage under the sinks with mahogany cabinets. For the second and third bathrooms, we recommended replacing the wall and floor tiles as well as new vanity tops with quartz stone, as they were heavily used by teenagers and their friends, so it needed a no-maintenance stone.

The clients were at first reluctant with anything less than a complete gutting of the master bathroom, but were cheered by the considerably lower cost estimates we could give them for the project. They finally agreed to keep the mosaic tiles, but stipulated that if they decide to remove it anyway, we would reduce the additional cost by what we charged for cleaning and regrouting. We were confident that they would be happy with the results, and readily agreed to the stipulation.
With our guidance, the clients came down to the showroom and picked out the stones and tiles they wanted for each bathroom. They also chose new sinks and cabinets from the catalogs of our partner suppliers. They then gave a deposit to reserve the stones, and we agreed on the final schedule for the bathroom remodel.

Installing the stones

Because all three bathrooms were to be remodeled, we scheduled the work so that one bathroom would be operational at all times to avoid disrupting the clients' lives too much. We set up a work area in the backyard, and enshrouded the bathrooms with heavy plastic sheeting to keep the dust under control during the demolition.

Family Benefits from Bathroom Remodels in Annandale

Removing the tiles from the floors and walls took the longest time. The contractors worked in waves to allow the fabricator to make templates of the vanity tops for two bathrooms in one visit, so that cutting would be underway as they installed the granite and quartz stone tiles, and put in the new sinks and cabinets. The installer came just in time with the cut stones to dry fit them on the support structures over the undermount sinks. The clients approved the stones, and they were final installed and the granite sealed in one day as the contractors started on the third bathroom.
Clients chose mostly white for the master bathroom, which went very well with the existing brass fixtures and mosaic tile walls. They chose dark quartz stone for the vanities, neutral wall tiles, and patterned floor tiles for the two other bathrooms, which did a good job of being trendy and still highly functional.

Post Installation

The clients were very pleased when they saw the final product, especially the master bathroom. We had called on our design expertise to advise them on the best route to go for the remodel. While they were initially skeptical, the proof of the pudding was in the eating. The mosaic tiles were really quite a unique feature of the bathroom, and made a nice bathroom beautiful. The teenagers liked the design of the two other bathrooms, so it was kudos all around. Our work on the installation of the tiles and vanities were spot on, as usual.

Challenge Met

The clients had challenged our recommendations regarding their remodel by making a stipulation that would have caused Fairfax Kitchen Bath money. However, we were confident we were right, so the challenge was accepted and met with flying colors. Our biggest advantage is our dedication to giving the client what they need at the lowest possible costs even when they disagree. Of course, we would have followed what they wanted to bathroom and kitchen design if they had insisted, but since they had faith of sorts in our expertise, it worked out for everyone in the end.

A Bathroom Remodel to Remember

An elderly customer decided to contact Fairfax Kitchen and Bath to have his master bathroom updated and customized with accessibility features. His wife was now using a walker and wanted to make sure that the bathroom was easy for her to use, and with little incident. They had a nurse that helped them out during the day, so the features he wanted to add would help to make her job easier.

The guest bathroom was a half bath and was only going to be updated with new countertops and fixtures. Only the master bathroom was undergoing a complete renovation. Our professionals came out to the property to assess the bathrooms and quoted them for the labor and the materials, since we’d be providing majority of it. The customer already purchased the accessibility items they wanted us to install, such as the bars, taller toilet and hands-free sink faucet.

Last,the sink was installed, which also came from one of the brands we carry – Blanco. The completed project delivered a whole new kitchen for the client. He was very pleased with the outcome and so were his new tenants.

Altogether, the project took three weeks to complete. The first couple of days were the waiting game, as we waited for the proper permits to go forth with updating the plumbing.
